Canmoor has completed two lease renewals with a global logistics provider, DHL, on Units 1 & 2 at Brackmills (280,000 & 120,000 sq ft, respectively). The renewal on Unit 1 represented an increase in the passing rent of over 40% and the deal on Unit 2 secured a 10-year term certain to the blue-chip covenant.
Canmoor has completed a further two lettings at Windrush Park, Witney, totalling 17,000 sq. ft. Oper8 and Hiab have both signed leases resulting in the Gateway Scheme now being 91% let! Only two units remain, both 3,000 sq ft
Canmoor has secured planning for a 153,700 sq ft industrial/warehouse building in Fradley Park. Fradley155 will be speculatively built, A&H is now instructed, and practical completion is due in May 2025.
Unit 8 (8,591 sq ft) – Equine Products have renewed their lease for a further 5 years at a rent of £8.55 psf – a new benchmark for the estate.
Canmoor has completed a new letting at Unit 18 on Wilstead Industrial Park, Bedford. Lease completed 4 weeks after terms were initially agreed. Canmoor was able to surrender the existing lease and lease the premises on new full market terms. There were no arrears, no void, and no associated void or refurbishment costs.
Urban 8’s construction progress continues with haste! All steels are now up on the eight units, 399,000 sq ft speculative urban logistics warehouse scheme in Kings Norton, southwest Birmingham. External areas are being laid and the internal finishes are starting to take shape at units 5 and 8. The scheme is due to be completed in December 2024
Canmoor has completed the acquisition of an extremely prominent site (0.62 acres) on Elevator Road, Trafford Park, for £1m. The site comprises two buildings, Canmoor’s office (1,250 sq ft) and an industrial unit leased to Special Flange Services Limited (8,790 sq ft).
Canmoor are pleased to welcome Roxane UK Limited to Fradley Park. The occupier has taken a lease on 55,000 sq ft, resulting in 100% occupancy on the estate.
Westway Cooperage is doubling the size of it’s premises at Canmoor’s Westway, Glasgow Airport! Expanding into units 7A and 7B, this is an additional 5,300 sq ft, with overall floorspace increasing to 9,400 sq ft. A new 10-year lease has been agreed.

Canmoor has secured Ideal Boilers Ltd on 16,000 sq ft in Dunstable. The occupier has signed a 10 year lease leaving the development now 83% let. This transaction swiftly followed a further 10,000 sq ft being taken by Pure Audio Visual Limited on another 10 year lease.
Ocea Limited has committed to Unit 6 Gateway, totalling 6,120 sq ft The occupier has signed a 10 year lease which now leaves the development at 50% let. Hurry, they are going fast!
PSV Glass completes 10 year lease at Unit 5 More + (20,921 sq ft).
Salvation Army completes 10-year lease at Unit 3A Crossfire 14 (25,192 sq ft) in Kettering. Crossfire 14 is now fully let.

HS Pensions/Link Group has completed a lease on the 11th floor at 20 Chapel Street, Liverpool of 7,825 sq ft @ £22.50psf.
Works have commenced on a 300,000 sq ft speculative development at Westway. The construction process for the two units will take between twelve and fifteen months.
Link Group, global leaders in financial administration, has taken a lease of 7,835 sq ft within 20 Chapel Street for its Retirement Solutions business – the largest letting within Liverpool City Centre in 2023.

Canmoor has started construction at a site depicted in LS Lowry’s iconic painting “Going to Work” in 1943. The 25-acre site located inside the Manchester ring-road has detailed planning consent for 460,500 sq ft of prime “last mile” industrial space. A&H construction has been appointed to speculatively deliver 10 units ranging from 5,400 sq ft to 47,800 sq ft over a 12-month programme, for completion in Summer 2024. The remaining units on the site, Unit 4 (153,000 sq ft) and Unit 5 (123,600 sq ft), are also deliverable in 2024 and available on a pre-let basis.
Planning consent has been granted for two new industrial units totalling almost 300,000 sq ft at Westway, Glasgow Airport. Construction will begin before the end of July 2023 with a target EPC rating of ‘A’ and BREEAM Excellent accreditation with completion due in Q4 2024.
Canmoor has recently completed the Lease with Motor Fuel Ltd, who are taking the 11,000 sq ft 3rd floor at 10 Bricket Road on a 10 year lease at a new rental high for Northern M25 of £42.50psf. This follows shortly after the autumn letting to St. James’s Place of 4,626 sq ft on the 2nd floor, meaning that the building is now 85% let with only another 4,868 sq ft on the 2nd floor remaining, having achieved PC on April 2022. Canmoor and Goldman Sachs are pleased to confirm that they have agreed to let Connect 6, a prime 544,000 sq ft distribution facility, to the listed online bathroom retailer Victorian Plumbing on a 20 year lease. The building is currently under construction and is due to complete in Q3 2023.

Smurfit Kappa, the FTSE 100 global packaging business, has committed long-term to their manufacturing facility at Windrush Park, as well as taking 20,000 sq ft of expansion space on our development scheme next door. We are delighted that they have signed a long-term agreement with Smurfit Kappa, at a time when we have committed to an extensive investment programme to reinvigorate the Park and ensure it is a hub for innovation and high-tech.
